How do you take one of Delaware’s most impoverished neighborhoods—long marked by disinvestment, crime, and broken promises—and turn it into a community of dignity, hope, and opportunity?
In this episode, Logan Herring, Chief Executive Officer of The WRK Group, shares the remarkable story of how three organizations—the Warehouse, Reach Riverside, and Kingswood Community Center—came together to form a powerful collective driving systemic change in Wilmington’s Riverside neighborhood.
Logan explains how The WRK Group is leading a $600 million holistic revitalization effort that includes:
800 units of mixed-income housing ranging from affordable rentals to home ownership opportunities.
Cradle-to-career education programs, from an Early Learning Academy through youth leadership and workforce pathways.
Community wellness initiatives, including access to healthcare, senior services, and spaces that nurture dignity and belonging.
Economic vitality projects, such as restoring local commercial corridors and creating pathways to sustainable employment.
One of the most striking stories is that of the Warehouse, a 43,000 sq. ft. teen-designed and teen-run space offering everything from financial literacy to public speaking and workforce training. Each year, more than 200 teens are employed and empowered to shape programs and lead their peers—an approach that flips the script on traditional youth development.
Logan also shares candid reflections on the complex challenges of systemic poverty, the importance of designing initiatives with community members rather than for them, and why he calls The WRK Group’s work “tax-exempt business” rather than “nonprofit.” For Logan, the ultimate measure of success is paradoxical yet powerful: working himself out of a job by creating conditions where residents no longer need subsidized services, because they are thriving, self-sufficient, and empowered.
Along the way, you’ll hear deeply personal and moving stories—from heartbreaking tragedy to transformational triumph—that underscore what’s at stake when communities are written off, and what becomes possible when hope is restored. From a young man who lost his mother in a home invasion to another who is now serving as project engineer on an $80 million development at just 25 years old, these stories reveal the generational impact of opportunity.
Whether you’re interested in philanthropy, social entrepreneurship, urban revitalization, or youth empowerment, this conversation is an invitation to rethink how change is built, sustained, and scaled.
